The best sea-view locations
Port d'Andratx and Puerto de Andratx: the island's most sought-after view corridor, villas from €2.5M to €20M. Deià and Sóller: dramatic Tramuntana cliffs, UNESCO-listed landscape, very limited stock. Formentor and Cala Sant Vicenç: unspoilt north-eastern nature. Santanyí, Cala Llombards and Cala d'Or: south-east calas with better value. Bendinat and Sol de Mallorca: discreet Palma-bay views close to golf and the airport.
What a sea view actually costs
Expect a 25–40% premium over an equivalent inland villa. Entry-level sea-view villas with pool start around €1.5M in the south-east; the south-west typically starts at €2.5M and rises quickly for front-line positions. Front-line plots are effectively unrepeatable, which is what protects their value in slower markets.
Checks that matter on a coastal villa
Coastal law (Ley de Costas) setbacks, whether the view is legally protected from future construction, pool and terrace legality in the cadastre, salt-air maintenance of façades and glazing, access and parking in high season, and the ETV holiday-rental licence.
