Taxes, NIE & fees

Purchase costs for UK buyers: ITP (property transfer tax) 8–13% on resale homes, or 10% IVA + 1.5% AJD on new-builds. Notary and registry: 1–2%. Legal fees: ~1%. Annual costs: IBI (council tax) ~0.4–1.1% of cadastral value, plus non-resident income tax if renting out. Post-Brexit UK buyers are treated as non-EU: the 90/180-day Schengen rule applies unless you obtain a Non-Lucrative Visa or Digital Nomad Visa.

1) Obtain your NIE (Spanish tax number) — we introduce you to English-speaking lawyers who handle it. 2) Open a Spanish bank account. 3) Sign the Arras contract (10% deposit). 4) Complete at the notary (typically 6–10 weeks after offer).
