Buy property in Mallorca — the New Zealand buyer's guide

New Zealanders buying in Mallorca have the same ownership rights as EU citizens — no restriction on foreign ownership, only visa rules differ. MCA Casas Mallorca is a bilingual French–English boutique agency guiding Kiwi buyers remotely from Auckland, Wellington or Christchurch, with power-of-attorney options so you can complete without repeat flights.

Flights & access

From Auckland, Wellington and Christchurch, count on two stops via Singapore (Singapore Airlines, Air New Zealand), Dubai (Emirates) or Doha (Qatar) — total ~28–32h to Palma. Once in Europe, Palma is 2h30 from London, Frankfurt or Paris.

Taxes, NIE & fees

Purchase costs for NZ buyers: ITP (transfer tax) 8–13% on resale homes, or 10% VAT + 1.5% AJD on new-builds. Notary and registry: 1–2%. Legal fees: ~1%. Annual: IBI (property tax) 0.4–1.1% of cadastral value, plus non-resident income tax if renting. New Zealand and Spain have a double-tax treaty — Spanish tax paid is creditable against NZ tax on the same income. Once Spanish-resident, Modelo 720 applies if worldwide assets exceed €50,000 per class.

Buying process

1) Get your NIE via the Spanish Consulate in Wellington — or by power of attorney through our lawyers. 2) Open a Spanish bank account (Sabadell, CaixaBank onboard NZ clients). 3) Transfer funds via Wise, OFX or Rocket to minimise NZD/EUR spread. 4) Sign the Arras contract (10% deposit). 5) Complete at the notary. We coordinate lawyer, notary, tax advisor and currency broker in English — Kiwis typically complete with a single viewing trip.
