Short-term letting in Mallorca: the ETV licence

Published on

Short-term letting in Mallorca strictly requires an ETV licence (Estancias Turísticas en Viviendas). Here's the 2026 framework.

Active moratorium

Since February 2022, the Consell de Mallorca has suspended new ETV licences for residential apartments. Detached houses remain eligible in zones classified as 'apt'.

How to obtain a licence in 2026

Option 1: buy a property with an existing ETV licence (transferable to the new owner). This is the main route today. Option 2: apply for a detached-house licence in an 'apt' zone (12–18 months, no guarantee).

Added value

A property with a tourist licence resells for more than an equivalent villa without a licence. A rare asset.

Technical conditions

Energy certificate. Civil liability insurance. Complaints book. Individual water/power meters. Max capacity: 12 people.

Management

Self-management (Airbnb/Booking) is time-heavy. Management agency: 20–30% of revenue, all inclusive. MCA Casas Mallorca refers clients to trusted partners.
