Buying a house in Mallorca, guided in your language
MCA Casas Mallorca is a boutique estate agency covering all 53 municipalities of the island. Marie-Christine Kayser and Amandine Orsoni guide international buyers through targeted searches, off-market properties, negotiation, NIE, notary, taxation and settling in — in French, English, Spanish, German and Scandinavian languages.
Why buy with a multilingual agency in Mallorca
Buying in Spain involves rules you may not know: a compulsory NIE number, a deposit contract (contrato de arras), a notary chosen by the buyer, ITP or VAT depending on the property, and a 3% retention when a non-resident sells. A misunderstanding in a preliminary contract can be very expensive. We translate, explain and check every document, working with English-speaking lawyers and gestores in Palma.
Where to buy, depending on your project
Palma and its bay: characterful apartments in the old town, penthouses in Portixol, villas in Son Vida. South-west (Andratx, Calvià, Bendinat, Santa Ponsa): architect-designed villas, marinas and golf, the most international market. Serra de Tramuntana (Deià, Sóller, Valldemossa, Fornalutx): UNESCO-listed stone houses. North (Pollença, Alcúdia, Artà): townhouses and fincas near the finest beaches. South-east (Santanyí, Campos, Ses Salines, Felanitx): contemporary fincas and turquoise coves. Centre (Sineu, Sencelles, Petra, Llucmajor): authenticity and the best value for money.
The real cost of buying property in Mallorca
Budget 10 to 13% on top of the asking price: progressive ITP of 8 to 13% in the Balearics for resale homes (or 10% VAT + 1.2% AJD for new builds), notary and land registry 0.5 to 1%, lawyer around 1%, plus bank fees if you finance. Non-residents commonly obtain Spanish mortgages of a maximum of 50% of the property's fiscal value. We put a full budget in writing before any offer, so there are no surprises at signing.
Our support before, during and after
Before: defining your brief, grouped viewings over one or two trips, access to unpublished properties. During: negotiation, legal and planning checks (habitation certificate, ETV tourist licence, cadastral compliance), notary coordination, bank account and NIE. After: builders, architects, rental management, international schools, healthcare and everyday life. Our clients stay supported long after completion.
Renting, reselling, inheriting
We also sell your Mallorca property with an evidence-based valuation and multilingual exposure (French, Spanish, German, English, Swedish, Norwegian, Danish), manage seasonal rentals where an ETV licence exists — a rare asset that clearly increases resale value — and handle property inheritance, with dedicated support for families facing an estate on the island.
