Property for sale in Mallorca
MCA Casas Mallorca is a boutique agency based on the island, advising British and international buyers in English, French, German and Spanish. We handle the whole journey — shortlist, viewings, negotiation, lawyer, notary — and stay with you after completion.
Where to buy in Mallorca
South-west (Port d'Andratx, Camp de Mar, Bendinat, Santa Ponsa): sea views, marinas and the island's prime villa market. Palma and Santa Catalina: townhouses and apartments with year-round city life and a 15-minute airport run. North (Pollença, Alcúdia, Formentor): family beaches and a long-established British community. South-east (Santanyí, Cala d'Or, Ses Salines): calas, boutique restaurants and better value per square metre. Inland Pla de Mallorca: fincas, land and the calmest prices on the island.
What you will pay beyond the asking price
Resale homes carry ITP transfer tax of 8–13%; new-builds carry 10% IVA plus 1.5% AJD. Add 1–2% for notary and land registry and roughly 1% for legal fees. Annual running costs: IBI council tax of 0.4–1.1% of cadastral value, community fees on apartments, and non-resident income tax if you let the property. Budget 10–14% on top of the purchase price.
Buying from the UK after Brexit
There is no restriction on non-EU nationals owning Spanish property — only your stay is limited, to 90 days in any 180 under Schengen. Longer stays need a Non-Lucrative Visa or Digital Nomad Visa. You will need a NIE tax number, which our lawyers can obtain under power of attorney without you flying over.
Off-market and holiday-rental licences
A significant share of the best homes never reaches the portals. As a local boutique agency we see them first. We also verify the ETV holiday-rental licence before you offer: a property that already holds a licence resells for more than an equivalent one without — it is a scarce asset.
